· Drawing up a legally viable Tenancy Agreement

· Carrying out the appropriate property checks prior to Tenancy – a Gas Safety Certificate and Energy Performance Certificates where necessary

· Arranging a Check-In/Inventory to the property for the tenant

· Collection of rent

· Providing the Landlord with monthly statement of Accounts, detailing rental income and any other transactions

· Arranging any pre-agreed maintenance and repairs, utilising our extensive contractor database to ensure we get the best quality, at a competitive price

· Managing the Check-Out/Inventory process and advising you on deposit deductions

· Key holding service

· Arranging for all utility bills to be switched accordingly

· Management Inspections once every four months' unless otherwise stipulated
