Case Study – The Knightsbridge (2004 – 2007)

This development delivered the first luxury apartment building in central London with valet parking, full concierge service and full luxury facilities including spa and gymnasium. As such, it raised the bar within the central London luxury residential market. Through our strong market relationships we secured a number of apartments within the best locations in the scheme. When the project was launched at around £1,000 per square foot, this was thought to be very high within the market. However, our advice to our clients was to purchase as values would rise significantly. Prices for these apartments are currently £3,500 to £4000 per square foot and this is one of the most desirable buildings in Knightsbridge.

Case study – Lancelot Place, Knightsbridge London (2006 – 2008)

Lancelot Place is a luxury residential development of 55 apartments in the sought after Knightsbridge area. The development included 24 hour concierge, a small gymnasium and swimming pool. Our prediction suggested that due to the location and pricing of this development, coupled with the lack of supply in the area, the stronger apartments in the scheme represented a very good investment. We therefore acted very quickly to secure a number of strong apartments within the scheme for our clients. Our investors paid 10% deposit on exchange of contracts. The apartments were sold before completion and the value of the properties had subsequently risen by 50% in the space of 2 years. Selling prior to completion meant our Clients paid only the 10% deposit, not the full purchase costs, representing an investment increase of 500%.
