Case Study – 2009 West End Commercial Office Investments

Following the economic downturn in 2008, the Central London commercial office market became stagnated and uncertain with regard to forecast growth. Many commentators at that time were predicting a further fall in values. Our knowledge of the West End / Mayfair market was such that we predicted yields would contract significantly over the following 2 – 3 years. Our advice to our clients was to buy income generating commercial office space in these locations. Those who did were able to buy Class A assets in prime locations, purchased at yields of over 7%. The same properties by 2011 had yields of below 4%, providing substantial growth for our investors. These properties are generating attractive income and we are creating further investment opportunities and value for our private and corporate investment clients through effective asset management.

Development:

Case Study 1 – Luxury Boutique Hotel, Central London

By 2009 the added value opportunities within commercial office space in London's West End were finished. Our commercial investment team then switched their attention to adding value through development opportunities and identified the opportunity to develop a period building in central London into a luxury boutique hotel with 70 rooms, restaurant, bar, spa and three large meeting rooms. We carried out extensive pre-bid due diligence in order to support our investor's offer. This work enabled us to secure the acquisition as under-bidder. We then assembled an experienced project team to deliver the project. Planning permission has been granted and the Project is currently in the detailed design stage.

Case Study 2 – Le Parc Mountain Resort, Villars, Switzerland

In 2009 we took an investment position for our client in a mountain resort development project in the Swiss Alps. This is a large-scale project of approx 650,000 sq ft gross .We have an asset management and development management role, who are currently working with our development JV partner to secure the necessary consents for the scheme which we expect to secure by the end of 2011. The valuation of the scheme once the consent is in place already shows a substantial return for the investor. Our residential team will market and sell the residential units within the scheme.

Asset Management:

Case Study – Commercial Office Portfolio, Mayfair

Since 2008 Triangle became more active within the Central London commercial office market. During that time we purchased and asset managed a number of ClassA commercial office properties for our geographically and culturally diverse client base. Initially, together with our consultant team, we identified the assets, carried out due diligence and negotiated with a number of institutional organisations, including pension funds and insurance companies, to secure the purchases. Having done so we then added value to the portfolio by managing the refurbishment and re-consolidation of the relevant properties lease structures. Following this positioning within the marketplace and pro-active asset management the portfolio has seen significant investment growth for our investors. Following this success we are applying this strategy to other European capitals.
